What Can Damp Surveyors Plymouth Help With?

Our damp surveyors in and around Plymouth can inspect a wide range of damp and timber issues. All surveys start with gaining an understanding of the building design and construction as these impact how the dampness can be resolved. We understand that traditional, stone or solid brick built buildings do not behave the same way as modern cavity construction methods and should not be treated the same, this is a common mistake we see when damp proofing installers have done a ‘free’ survey. The surveys we carry out are far more detailed and scientific than those carried out for free, after all – you get what you pay for!

Damp at the base of the walls – commonly called rising damp and treated by using a chemical damp proof course injection. Sadly, this is often misdiagnosed or mis-sold so if you have been told that you need a new damp proof course then we recommend that you get a second opinion before having expensive works carried out. We carry out surveys in accordance with BRE245 so always look for other sources of moisture before making any recommendations. 

Timber defects – where there is dampness there is often woodworm or fungal decay like dry rot present. Naturally all of our damp surveyors in Plymouth will assess timbers as part of any damp survey. 

Penetrating damp – this is water ingress coming in through the walls (external and sometimes internal) plus the roof which leads to damage internally on your walls. 

Condensation and mould – a very common but tricky problem to solve. You may have tried keeping the windows open but find that the mould still keeps coming back. We assess the entire property to determine why the condensation is happening and how to solve it quickly and easily.  

Salt contamination – in Plymouth this often a cause of ongoing ‘damp’ problems on chimney breasts which seem to get wet whenever it is a wet day. Down in the South Hams we find that the many barn conversions often suffer with salt damage which is a throwback to the days when animals were kept in the buildings.   

Incorrect render or pointing – in historic buildings built pre World War 1 we often find that the wrong type of render or cement pointing has been used in the past. Cement renders and pointing can trap moisture in the walls leading to damp and condensation build up internally.

Solving damp problems can be tricky and an expert opinion can dramatically speed up the trial and error approach so often taken by homeowners.

How long does it take for me to get a report?

We aim to carry out the survey at a convenient time within 3 working days of your enquiry.  Once we have carried out the damp or timber survey we will write up a report and quote to send by email within 3 working days. We can do the reports within 48 hours for a small additional charge.

Do you charge for surveys?

Yes. Damp can be caused by so many things that you need an experienced expert to find the solution. We charge a nominal fee for surveys so that our time driving to the property, carrying out the survey and writing a report is covered. This fee is the reason we do not need to be pushy salespeople. The survey fee ranges from just £75 for homeowners up to £150 for a full damp and timber survey on a property being purchased. 

I'm buying a house - can you do a damp and timber survey on it?

Yes we can. Homebuyers surveys will often suggest a ‘Damp and Timber Specialist’ carries out a survey. The Damp Genius surveyor will be  qualified to CSRT and CSSW level as asked for by mortgage companies. We can even arrange to collect keys from the Estate Agents if you are unable to meet us at the property.

I am a tenant, can you do a survey for me?

Yes we can. However, we will need to get your landlords permission to do so. If this is a private landlord then you should ask them to contact us directly to make the arrangements. For social housing associations we work with a number of them so please feel free to ask them to book a survey with Damp Genius.

Do you fix rising damp problems?

Stephen Boniface, former chairman or RICS, has stated that true rising damp is a myth and chemically injected damp proof courses are a complete waste of money. Whilst we may not completely agree with this statement we do treat anything which looks like rising damp with caution. Very often a detailed survey will identify other issues which are leading to the damp, such as high ground levels, poorly ventilated sub floor voids, cracked render externally, leaks, blocked cavities, the wrong render used etc etc.
