What Can Damp Surveyors Torquay Help With?

The damp survey process starts with gaining a broad understanding of the damp issues present in the property and how the property is constructed. One of the biggest mistakes we see from well meaning damp proofing contractors is treating older stone walled properties in the same way as modern cavity wall structures; these types of buildings behave totally differently and managing damp problems also needs to be done differently. 

Damp at the base of the walls – Whilst this can be rising damp it is often caused by other factors and misdiagnosed as requiring a damp proof course injection. This is especially true of traditionally built homes which may have never had a damp proof course and do not need one. In accordance with BRE 245 we rule out all other sources of moisture first such as high ground levels, poor pointing, blocked cavities, and incorrect floor details. Penetrating damp – typically through the external wall due to construction defects present such as cracked render or slipped roof tiles. 

Water leaks – from plumbing and drainage systems. These can be found almost anywhere in a building and often hidden from view.

Salts in the plaster can cause significant damage to the decorative surface over time. These salts are often hygroscopic which means they absorb water from the air continuing to cause problems for many years. We carry out salts analysis to identify the source of the salt. 

Condensation – this causes far more problems than people realise. In modern buildings on The Willows it is the most significant cause of internal damp and mould and, in older buildings, condensation can cause serious problems if the building has been cement rendered or cement pointed. We can recommend and supply excellent ventilation fans for solving condensation problems. 

Our specialist damp surveyors in Torquay will often find damp problems caused by incorrect pointing and render mixes used on stone built houses. This is common around the Babbacombe, Ellacombe and St Marychurch areas where older stone terraces are common. Many of these have prominent cement pointing which prevents the buildings from breathing.

How long does it take for me to get a damp report?

We aim to carry out the damp survey at a convenient time within 3 working days of your enquiry.  Once we have carried out the damp or timber survey we will write up a report and quote to send by email within 3 working days. We can do the reports within 48 hours for a small additional charge.

Do you charge for surveys?

Yes. In order to provide an excellent service with professional, specialist damp advice we charge a nominal fee for damp surveys. This fee allows our damp surveyors to investigate the issues with no pressure to sell anything. Charges vary from £75 for homeowners up to £150 for full PCA damp and timber surveys. 

I'm buying a house - can you do a damp and timber survey on it?

Yes we can. Homebuyers surveys will often suggest a ‘Damp and Timber Specialist’ carries out a survey. The Damp Genius surveyor will be  qualified to CSRT and CSSW level as asked for by mortgage companies. We can even arrange to collect keys from the Estate Agents if you are unable to meet us at the property.

I am a tenant, can you do a survey for me?

Yes we can. However, we will need to get your landlords permission to do so. If this is a private landlord then you should ask them to contact us directly to make the arrangements. For social housing associations we work with a number of them so please feel free to ask them to book a survey with Damp Genius.

Do you fix rising damp problems?

Stephen Boniface, former chairman of RICS, has stated that true rising damp is a myth and chemically injected damp proof courses are a complete waste of money. Whilst we may not completely agree with this statement we do treat anything which looks like rising damp with caution. Very often a detailed survey will identify other issues which are leading to the damp, such as high ground levels, poorly ventilated sub floor voids, cracked render externally, leaks, blocked cavities, the wrong render used etc etc.
